The building was constructed with specific features that make it ideal as a disaster recovery facility in case of a hurricane, or other natural disaster:
• Hurricane resistant construction of reinforced concrete, with a concrete roof
• Hurricane resistant windows, doors & shutters.
• Underground utilities
• An elevated site in close proximity to main commercial areas (Warrens, Wildey, etc.)
• Emergency water storage for 2,400 gallons of potable water to supply the kitchen
faucet and bathroom taps (toilets, laundry and shower will be fed by
24,000gallon rain water storage.)
• Emergency power supplied by a 220 kVA generator with 1,000 gallon diesel
storage tank. (Sufficient power and water for up to approximately 2 weeks depending on building load.)
The second floor is divided into individual units of 340 square feet, one unit of 680 square feet and one unit of 1,020 square feet, each with its own air conditioning unit, access door and window.
• Unit #4 – 680 sq. ft.
The monthly rent for office #4 is USD $1,400.00 (BDS$2,800.00) plus applicable VAT inclusive of service charge and the following:
• 24 Hour access to the building (the entrance doors controlled by access card)
• All utilities (water & electricity) of the common areas and external lights included.
• Servicing of the AC units.
• Skip for disposal of garbage generated in the unit.
• All external & yard and garden maintenance, includes cleaning of the yard,
maintenance of landscaped areas, repainting of the external walls, cleaning of windows as required
• All internal maintenance in common areas, including janitorial services in
hallways, WCs, kitchen, and stairs
• Maintenance of the generator, including refueling during hurricane season
• 24 Hour security monitoring of the building
• All land taxes and building insurance
The Tenant will be responsible for the following:
• Electricity used in tenant’s office
• Internet provider
• Any changes to the unit to make it suitable for your operation
• Insurance of your operation, fittings and equipment
• Day to day cleaning of the interior of your space.
