What currency is used for property transactions in Barbados?

The Barbados dollar (BBD) has been pegged at exactly 2:1 to the US dollar since 1975 — one of the world’s longest-standing currency pegs — and US dollars are accepted island-wide. Luxury and international-market properties are customarily priced and transacted in USD, so American buyers carry zero currency risk, and everyone else deals in the world’s most liquid currency.

How do I transfer money to Barbados to buy a property?

By international wire to your Barbados attorney’s escrow account (for the deposit and completion funds), sent from your own account so the paper trail is clean. Your attorney then registers the inflow with the Central Bank of Barbados — the Form FI registration that protects your right to take the money out again. What is Form FI and why does it matter so much?

Form FI is the Central Bank of Barbados’ electronic record that your funds came from outside Barbados. Your attorney submits the bank credit advice and purchase documents, and the Central Bank issues the approval electronically. Keep it permanently: when you eventually sell, the Form FI is the basis of your application to repatriate the full proceeds — capital and gains.

Can I take my money out of Barbados when I sell?

Yes — sale proceeds are repatriated by application on Form FC (Not for Imports) through the Central Bank’s Forex Online portal, supported by your original Form FI registration and the sale documents. How can I save money on foreign exchange when buying in Barbados?

Three levers: use a specialist FX broker rather than your retail bank for the GBP/CAD/EUR leg (typically saving 1–3% on the spread — real money on a US$2M purchase); avoid double conversion by funding in USD directly (the property is priced in USD; converting GBP→BBD→USD wastes a spread); and if your purchase completes months ahead, consider a forward contract to lock your rate against currency swings between signing and completion. → Financing instead? Can I hold a foreign currency bank account in Barbados?

Yes. Since August 2019, foreign currency accounts (USD, GBP, CAD and more) can be held in Barbados without restriction, and payments from them are made without reference to the Central Bank. Non-residents may also hold external BBD accounts. Most international owners keep a local USD account for property expenses and rental income.

Do I need Central Bank permission to buy property as a non-resident?

Yes — but it’s routine. The Central Bank of Barbados requires permission for non-resident real estate purchases and expects the full purchase price to be remitted from abroad. Your attorney obtains the permission and files the funds registration as standard steps in every non-resident conveyance; buyers rarely notice it happening.

Are there limits on how much money I can bring into Barbados?

No practical ones — wire transfers for investment are unlimited (and should all be registered). The only notable restriction runs the other way: foreign currency notes (cash) are limited to about BDS$2,500 equivalent per departure, so large sums move by wire or draft, exactly as you’d expect.

I’m buying from Trinidad or elsewhere in the Caribbean — anything different?

The Barbados side is identical: remit funds, register them, buy freely. The practical challenge is usually sourcing US dollars at home — in Trinidad & Tobago, USD availability is the main constraint, so start assembling your FX position early. The regional banks operating in both countries (Republic Bank, First Citizens) and your local broker can help structure the transfer; once your funds land in Barbados and are registered, repatriation rights are fully protected.

Will my home country know about my Barbados accounts and property?

Assume yes. Barbados is FATCA-compliant (reciprocal agreement with the US since 2014) and participates in the OECD Common Reporting Standard, so account information flows automatically to US, UK and Canadian tax authorities. This is a feature, not a bug — Barbados is a transparent, treaty-based jurisdiction, not a secrecy haven, which is exactly why structures here hold up under scrutiny. Can I buy Barbados property with cryptocurrency?

Not directly — Barbados conveyances complete in USD or BBD through the regulated banking system.
