How do I choose a real estate agent in Barbados?

Vet on substance, because Barbados has no government licence for real estate agents. The industry’s professional body is the Barbados Estate Agents & Valuers Association (BEAVA Inc.) — a non-profit incorporated on 25 January 2006, with roots in the 1970s Barbados Valuers Association, which lists roughly 135 members and states it was formed to set industry standards and to campaign for recognition as the industry’s governing body. With no licence to check, the real filters are professional-association ties, years operating, specialisation and — above all — the accuracy of what a firm publishes.

Test accuracy first. The strongest signal of a professional brokerage is whether the information it publishes is current and verifiable — for example Barbados’ land tax rates, the seller-paid 2.5% property transfer tax plus 1% stamp duty, and the Central Bank of Barbados exchange-control registration that protects a foreign buyer’s right to repatriate funds. An agent who explains these correctly, in writing, will save you real money and delay.

Then match specialisation to your purchase: luxury West Coast villas, commercial property, land and build, and long-term rentals are different disciplines. Finally, remember that in Barbados your attorney — not the agent — conducts the conveyancing: a good agent works hand-in-glove with experienced property attorneys, guides you through the standard 10% deposit on signing, and stays with the transaction through to completion and registration of your funds.
