Can you own a private beach in Barbados, and what does beachfront ownership actually include?

No — there are no private beaches in Barbados. Under the Coastal Zone Management Act (Cap. 394), beachfront titles run only to the high water mark — legally, the line of the highest run-up of waves at mean tide, formally determined by the Government’s Coastal Zone Management Unit — and the foreshore below it is public, with the Act requiring provision for public access through and to the beach. The National Conservation Commission maintains roughly 85 public beach accesses island-wide, so the sand in front of even the most exclusive West Coast villa is open to everyone (and it is an offence for anyone to remove sand or vegetation from the foreshore). In practice this matters less than buyers expect: the leading beachfront homes and gated communities are designed for privacy with elevated terraces, landscaping and secure grounds, while owners keep direct, step-off-the-lawn access to the sea. Any works near the high water mark go through planning review involving the CZMU, so have your attorney confirm boundaries and approvals during due diligence. Do I need hurricane insurance for a West Coast Barbados home?

Yes — buildings insurance that includes windstorm (hurricane) cover is standard practice for Barbados homeowners, and if you finance the purchase your lender will require adequate buildings insurance as a condition of the mortgage. Barbados sits south of the main hurricane belt and direct hits are historically rare, but insurers, lenders and prudent owners still treat windstorm cover as essential.

Premiums are set commercially by each insurer based on rebuild value, construction and location, so obtain quotes from established Barbados insurers early in your purchase rather than budgeting from overseas rules of thumb. If your villa will enter a rental programme, confirm the policy covers short-term guests and loss of rental income, and review the insured rebuild value at every renewal rather than defaulting to the purchase price. Always confirm coverage details with a licensed Barbados insurance provider.
