Long term rentals in Barbados generally start from around US$1,500/month for furnished one-bed apartments, with most homes and townhouses falling between US$2,500 and US$6,000/month, and luxury and golf-course villas from US$8,000/month and up. A standard lease is 12 months, you'll need the equivalent of three months' rent to move in (first month, last month and security deposit), and US, UK and Canadian citizens can stay visa-free for up to 6 months — or 12 months on the Welcome Stamp.

Long term rentals in Barbados typically start from around US$1,500 per month. As a general guide: furnished 1-bed apartments run about US$1,500–2,500/month, 2–3 bed homes and townhouses about US$2,500–5,000/month, and luxury and golf-course villas from around US$8,000/month upwards. Prices are quoted in US dollars; the Barbados dollar is pegged at BBD $2 = US$1.
Plan for the equivalent of 3 months' rent upfront: the first month's rent, the last month's rent, and a security deposit are all typically due when you sign the lease. Your security deposit is returned at the end of the tenancy less any damages beyond normal wear and tear.
Citizens of the US, UK and Canada can stay in Barbados visa-free for up to 6 months — the immigration officer stamps your permitted stay on arrival. For longer stays, the 12-month Barbados Welcome Stamp covers remote workers, and extensions are available through the Barbados Immigration Department.
You'll typically need 4 things: a valid passport or photo ID, proof of income or employment details, a professional or bank reference, and a reference from a previous landlord. The rental application will also ask for your preferred move-in date, length of stay, number of occupants, and whether you have pets.
Usually no — electricity, water and internet are typically paid on top of the monthly rent. Budget roughly US$200–400/month extra for a small household (air-conditioning is the biggest driver of electricity bills). Some furnished and mid-term rentals are offered all-inclusive — 3 of our current listings include utilities.
12 months is the standard long term lease in Barbados, usually renewable. Fixed terms of 6 months to 3 years are also common, and we list mid-term rentals of 3–6 months for winter stays and relocations. On month-to-month arrangements, 1 month's written notice is the norm.
Yes — we currently list pet-friendly long term rentals, and more Barbados landlords are open to pets than in previous years. Pet policies are set by each landlord, so tell us about your pet upfront and we'll shortlist only properties where they're welcome.
The Welcome Stamp is a 12-month remote-work visa: you certify income of at least US$50,000/year and pay US$2,000 (individual) or US$3,000 (family), with approval typically inside a week. It's renewable, and Welcome Stamp holders rent long term in Barbados exactly like locals do — most of our corporate and expat tenants use a 12-month lease.
