Residential lots in Barbados typically start from under US$100,000 in inland and east coast areas, run US$200,000–600,000 in established west and south coast neighbourhoods, and beachfront and development parcels range from around US$1 million upwards. Prices are in US dollars (BBD pegged at 2:1).
Can foreigners buy land in Barbados?
Yes — Barbados places no restrictions on foreign buyers. US, UK and Canadian purchasers regularly buy freehold in their own name or through a company, and your Barbadian attorney registers the purchase funds with the Central Bank of Barbados, protecting your right to repatriate the proceeds when you sell.
Can I build on the land after I buy it?
Yes — you'll need planning permission from Barbados' planning authority before building, and approval already exists on some parcels (see our Land with Planning Approval listings). Land & Build packages pair a lot with a builder and pre-designed home, which simplifies the process considerably.
What does buying land cost beyond the price?
As the buyer you typically pay only your attorney's fees — around 1–2% of the purchase price plus VAT. The seller pays the 2.5% property transfer tax and 1% stamp duty. Ongoing costs are the annual land tax, insurance and any community or estate fees.
How long does buying land in Barbados take?
Plan for 12–16 weeks from signing the Sale and Purchase Agreement to legal completion. Cash purchases complete fastest; mortgage-financed purchases typically take longer.
