Renting in Barbados – our tips..

As a real estate company, we facilitate rentals between our guests and landlords and we value all clients, tenants and landlords.

We work with clients both local and international, including those visiting on the Barbados Welcome Stamp.

We are aware that some people may occasionally experience some bumps along the way, when renting a property.

For that reason we ensure that there are always contracts with all landlords and tenants in place and there are terms clearly outlined in the contract, including things like damages and notice when leaving. Everything you need as a tenant should be outlined so that you are always on the same page.

Here are our top tips for renting in Barbados:

Find your real estate company who will help you with sourcing the perfect home to rent, including viewings, general advice and initial meetings with landlords.

When you have found your home:

  • Always fully read over your tenancy agreement and have a lawyer or witness to do so also
  • Ask your landlord any questions before signing
  • Be clear on what payments are due upfront and what the deposit scenario is – in most cases it’s the first month’s rent and a security deposit which is equivalent to one month’s rent. The landlord will return the security deposit at the end of the tenancy after inspection once any damages have been covered. Depending on the landlord, some do request additionally the last month’s rent on signing.
  • Ask about the notice of lease termination – Review the lease to see how much advance notice you need to give the landlord if you’re not planning to renew. 30 to 60 days’ notice is the normal requirement.
  • Ask what utility services are included and how to pay these
  • Ask for a full inventory, noting the condition of everything also – both parties should sign this too
  • Do a full walk through with the landlord
  • Make sure you have your landlords contact info and who to contact in an emergency

If you experience an issue unfortunately there is only so much we can do, as the contract is between the landlord and tenant. We will of course help and advise as much as we possibly can, but once the contract is signed, the due diligence falls upon the landlord.

Sometimes there is a property manager on hand to assist also.
