Buying Commercial Property in Barbados

Commercial stock concentrates around Bridgetown and the Warrens corridor for office space, the south and west coast strips for retail and hospitality, and Newton and Grazettes for warehousing and light industrial. Yields, tenant covenants and service charges differ sharply between them — and so does liquidity on exit. Our guide to commercial real estate and high-ticket investment in Barbados sets out how the investment case is assessed at this level.

Hospitality is the most active segment — boutique hotels, apartment hotels and resort assets trade regularly. See our hotels for sale in Barbados portfolio, and for development plays, land with planning approval already in place.

Businesses for Sale in Barbados

Buying an established business is usually faster than building one — particularly in hospitality, food and beverage, and services. Trading history, staff contracts, lease terms and licence transferability all need verifying before exchange. We maintain a current list of turnkey businesses for sale in Barbados with operations, staff and licences already in place.

A significant share of commercial and hospitality inventory never reaches a public portal — owners prefer discretion where staff and trading relationships are involved. Registered buyers can access our off-market and M&A opportunities.

Costs, Structure & Compliance

One point surprises most overseas buyers: in Barbados the seller pays the transfer taxes, not the buyer. Stamp duty of 1% and property transfer tax of 2.5% are the vendor’s responsibility. Your cost as buyer is principally attorney’s fees — around 1–2% of the purchase price plus VAT — and Barbados levies no capital gains tax on real estate.

Whether to hold personally or through a company is a decision to take at purchase, not afterwards — see ownership structures and tax planning. Higher-value and business acquisitions also carry due diligence obligations; our guide to KYC and compliance for Barbados transactions covers what your attorney will require.

Commercial Property in Barbados — FAQ

Can foreigners buy commercial property in Barbados?

Yes — Barbados places no restriction on foreign ownership of commercial property. No permit or licence is required based on nationality, and overseas buyers take the same freehold title as Barbadian nationals. Your Barbadian attorney registers the purchase funds with the Central Bank of Barbados, protecting your right to repatriate proceeds when you sell.

Can I buy a business in Barbados as a foreign national?

Yes. There is no nationality restriction on business ownership. Depending on the sector, specific operating licences may need to be transferred or reapplied for, and work permit requirements apply separately if you intend to work in the business yourself.

Who pays stamp duty and transfer tax on a commercial sale in Barbados?

The seller. Stamp duty of 1% and property transfer tax of 2.5% are the vendor’s legal responsibility. As buyer you typically pay only your attorney’s fees, around 1–2% of the purchase price plus VAT.

Is there capital gains tax on commercial property in Barbados?

No. Barbados does not levy capital gains tax on real estate, for residents or non-residents. Habitual trading of property may instead be assessed by the Barbados Revenue Authority as business income.

How long does a commercial purchase take in Barbados?

Plan for roughly 12–16 weeks from signing the Sale and Purchase Agreement to legal completion. Business acquisitions can run longer where licences, leases or staff contracts require transfer. Cash purchases complete fastest, and neither party needs to be in Barbados during the process.

Are there commercial properties that are not publicly listed?

Yes — a significant share of commercial, hotel and business sales in Barbados are agreed privately between owners and qualified buyers. Register your brief with our private office and we will bring you opportunities that never reach the portals.

General information only, not legal or tax advice. Rates and thresholds change — verify with the Barbados Revenue Authority and an independent Barbadian attorney-at-law before acting.
