Long-term means 12 months or more — unfurnished or semi-furnished, tenant pays utilities, the standard for relocating families and executives. Most executives rent furnished mid-term first (3–6 months, close to Warrens or Bridgetown offices or with an easy highway run), then commit long-term once they know their island. Increasingly the same product as expats: gated-community villas and modern townhouses with pools, security and low maintenance — renting luxury while capital works elsewhere, or bridging between a sale and a build. The strongest local demand sits in the US$2,000–5,000/month band, where good homes rent within days.
Semi-furnished typically means appliances only; furnished means move-in ready. Tenants normally pay electricity, water and internet; landlords cover land tax, insurance and often gardening/pool care at luxury level. Expect first month plus a security deposit (commonly one to two months) and references — have them ready to move quickly on good homes.
Yes — no permit is needed to rent, and UK, US and Canadian citizens can stay up to six months as visitors. Working remotely? Yes. Barbados levies income tax on the income of persons resident or non-resident in Barbados, so rental income from a Barbados property is taxable in Barbados even when the owner lives overseas. Returns are filed with the Barbados Revenue Authority once a year by April 30 for the previous calendar year’s earnings, and for income year 2026 personal income tax rates were reduced to 11.5% on taxable income between BBD $25,001 and $75,000 and 27.5% above that (BRA Policy Note OGC No. 001/2026) — how allowances and deductible expenses apply to a non-resident landlord depends on your circumstances, so have your tax advisor confirm your position before you let. Two features international landlords value: Barbados levies no capital gains tax when you eventually sell, and rental profits can be repatriated through the Central Bank of Barbados’ Forex Online system (Form FC) provided your purchase funds were registered on Form FI when you bought — one more reason that registration matters. All short-term tourist accommodation in Barbados must be registered with the Barbados Tourism Product Authority (BTPA), which accepts first-time applications online through its tourist-accommodation portal (tourism.gov.bb). On the tax side, the Barbados Revenue Authority administers the tourism levies: under the Tourism Levy Act 2019-57, villas and vacation rental properties no longer attract the Room Rate Levy (removed for that category with effect from April 1, 2019) — instead, hosts who are not VAT-registered — the typical Airbnb, VRBO or Booking.com host — charge guests the Shared Economy Levy of 10% of the cost of the accommodation, filed through the BRA’s TAMIS system (bra.gov.bb). The regulatory framework for short-term rentals is actively evolving, so confirm current requirements with the BTPA before you list. Mid- and long-term residential letting — the focus of this page — attracts none of these tourism levies, though rental income itself remains taxable in Barbados (see our answer above on rental income tax). The steadiest long-term rental demand in Barbados clusters in two places: the South Coast corridor of Christ Church (Rockley, Worthing, Hastings and the inland neighbourhoods around Graeme Hall) for the mid-market, and the gated West Coast communities of St James and St Peter (Royal Westmoreland, Sugar Hill, Sunset Crest and the beach corridor) for the premium end. Returns follow occupancy, and occupancy follows tenant demand, so the best-performing areas are simply the ones tenants compete for.
The deepest pool of tenants, made up of relocating executives, expat families and Welcome Stamp remote workers, competes in roughly the US$2,000-5,000 a month band, where quality townhouses and family homes near schools, the Warrens and Bridgetown business districts and the South Coast beaches rent within days of listing. At the premium end, furnished golf-estate and beachfront villas inside gated West Coast communities let from US$8,000 a month and up to a smaller but well-funded tenant pool, and furnished mid-term lets (3-11 months) to corporate and trial-relocation tenants earn a premium over straight 12-month rates.
Be cautious with headline yield percentages: they swing widely with purchase price, furnishing and season, so we would rather point you at the fundamentals that actually decide returns. Those are proximity to schools, offices and beaches; gated security and a pool (the two features expat tenants ask for first); furnished flexibility for the mid-term market; and realistic pricing inside the band where demand is deepest. A good Barbados property manager is an absentee owner’s eyes on the ground. For a tenanted investment home the role covers marketing the property, vetting and placing tenants, collecting rent, and handling the lease and day-to-day tenant requests. For any home left empty part of the year it means scheduled inspections, coordinating maintenance, gardening and pool care, paying utility and service bills, holding keys for contractors, and preparing the home before you arrive — with storm checks and hurricane-season preparation part of the brief between June and November.
For owners living in the UK, North America or elsewhere in the Caribbean, some form of management is less a luxury than basic asset protection: an empty home develops problems quietly (a small leak, a failed pump, an overgrown garden that signals vacancy), tenants expect a responsive local point of contact, and insurers generally expect an unoccupied home to be looked after. A well-managed home also earns more — it shows better, lets faster and keeps good tenants longer.
What it costs depends on the scope, and quotes vary widely between providers and property types, so we would rather not give you a headline figure that goes stale. As a structure: full letting-and-management of a tenanted home is usually charged as an agreed share of the rent collected, while caretaking of a home you keep for your own use is typically a fixed monthly fee scaled to the size and complexity of the property, with villa staff, pool and garden contracts billed separately. Buying a villa to let short-term in Barbados can work well, but treat it as buying a small hospitality business rather than just a home: the purchase itself follows the same attorney-led process as any Barbados property, and foreign buyers can own and operate one (the standard Central Bank funds-registration step applies, as with any overseas purchase) — the real work is choosing a villa guests will actually book, understanding the registration and levy rules, and running the numbers honestly before you commit.
The compliance layer is settled and simpler than many owners expect. Short-term tourist accommodation must be registered with the Barbados Tourism Product Authority, and under the Tourism Levy Act villas and vacation rentals have not attracted the Room Rate Levy since April 2019 — instead, hosts who are not VAT-registered charge guests the 10% Shared Economy Levy. What separates a villa that books solidly from one that sits is rarely the levy — it is location and product. Short-stay guest demand concentrates along the West Coast beach corridor and the South Coast of Christ Church, and the villas that perform are furnished, turnkey and photograph well, with a pool high on most guests’ lists. One check we insist on before any offer: the community’s own rules. Some gated communities, resorts and condominium developments restrict, license or centrally manage short-term letting — have your attorney confirm what the community permits before you commit, not after.
Then run the numbers as an operator, not a homeowner: cleaning and management, booking-platform commissions, utilities, insurance and land tax all come out of the headline nightly rate, and occupancy is seasonal. Be cautious with the occupancy and nightly-rate figures quoted in portal marketing — model your own conservative case, and compare it honestly against a long-term let, which attracts none of the tourism levies and needs far lighter management.
