Semi-furnished typically means appliances only; furnished means move-in ready. Tenants normally pay electricity, water and internet; landlords cover land tax, insurance and often gardening/pool care at luxury level. Expect first month plus a security deposit (commonly one to two months) and references — have them ready to move quickly on good homes.
Yes — no permit is needed to rent, and UK, US and Canadian citizens can stay up to six months as visitors. Working remotely? The Welcome Stamp covers 12 months (renewable) with no Barbados income tax. Renting is also the classic first step of the rent-then-buy strategy most successful relocations follow.

Yes. Barbados levies income tax on the income of persons resident or non-resident in Barbados, so rental income from a Barbados property is taxable in Barbados even when the owner lives overseas. Returns are filed with the Barbados Revenue Authority once a year by April 30 for the previous calendar year’s earnings, and for income year 2026 personal income tax rates were reduced to 11.5% on taxable income between BBD $25,001 and $75,000 and 27.5% above that (BRA Policy Note OGC No. 001/2026) — how allowances and deductible expenses apply to a non-resident landlord depends on your circumstances, so have your tax advisor confirm your position before you let. Short-term tourist letting carries additional obligations — BTPA registration and the tourism levies — covered in our taxes FAQs. Two features international landlords value: Barbados levies no capital gains tax when you eventually sell, and rental profits can be repatriated through the Central Bank of Barbados’ Forex Online system (Form FC) provided your purchase funds were registered on Form FI when you bought — one more reason that registration matters. Yes. All short-term tourist accommodation in Barbados must be registered with the Barbados Tourism Product Authority (BTPA), which accepts first-time applications online through its tourist-accommodation portal (tourism.gov.bb). On the tax side, the Barbados Revenue Authority administers the tourism levies: registered villas and vacation rentals charge guests a Room Rate Levy of 2.5% of the nightly rate, capped at BDS $20 per bedroom per night, while providers who are not VAT-registered — the typical Airbnb, VRBO or Booking.com host — instead pay the Shared Economy Levy of 10% of the cost of the accommodation, filed through the BRA’s TAMIS system (bra.gov.bb). The regulatory framework for short-term rentals is actively evolving, so confirm current requirements with the BTPA before you list. Mid- and long-term residential letting — the focus of this page — attracts none of these tourism levies, though rental income itself remains taxable in Barbados (see our answer above on rental income tax).
